Most of the glass was tempered and needed to be ordered special. This added about one week to the install date. We had 14 casement glass panes repaired in one visit. The windows were aluminum clad wood windows. I was concerned about having these 25 year old windows being dismantled to replace the panes. During the estimate Ben assured me this would not be an issue. The gentlemen that performed the work, were both polite and extremely efficient. The work was completed on all windows in just one visit. We did have a slight issue with one window. After contacting Apex the fix was handled quickly and with no issues. If you have fogged glass don't wait. The comfort level in the home was noticeable immediately. I would highly recommend Apex if you're in need of this kind of work. Wood Rot Begins at 20 Percent Moisture Content

Rot is biological, not simply weathering. The fungi that break wood down need four things at once: food, oxygen, mild temperatures and water, and the water is the only one a homeowner controls. According to the USDA Forest Products Laboratory's chapter on wood biodeterioration, decay fungi cannot establish in wood held below roughly 20 percent moisture content, and they advance readily above 30 percent.

A sound paint film and intact glazing putty keep a sash under that threshold for decades at a time, which is why original windows from the 1920s can still be structurally perfect while a unit fitted thirty years ago is already failing. Once either barrier goes, the exposed end grain at the bottom rail and the sill horns starts wicking water in faster than sun and airflow can drive it back out, and the wood stays above the decay threshold for longer each season.
Northeast Ohio holds wood in the danger band far longer than most of the country does. Lake-effect moisture keeps humidity high through late autumn, then repeated freeze–thaw cycles pry open every hairline crack in the paint so the next rain gets deeper. Spring here is long and grey rather than hot and dry, which means a saturated sill can stay saturated for weeks at a stretch instead of drying out between showers.

Cutting Back to Sound Wood Before Anything Gets Rebuilt

Every visit starts with a moisture meter and a blunt probe, not a quote pad. We map how far the decay has spread through the sill, the bottom rail, the stiles and the surrounding frame, because the visible damage is almost never the full extent.

From there the work divides into three tracks: consolidating and filling wood that is still structurally sound, milling and splicing new timber where a section has lost its strength, and rebuilding a component outright where the joinery itself has let go. The glazing, the sash weights or balances and the exterior seal all get addressed in the same visit, since leaving any one of them unresolved is what lets rot return.

 

Replacement is not automatically the answer, and we say so on site when it is not. A sash with a decayed bottom rail and sound stiles is a rail replacement, not a new window. A frame with a rotted sill but solid jambs is a sill replacement. Original sashes in older homes are frequently milled from tight-grained timber that outperforms what is commercially available today, which is why our wood window restoration work saves far more units than it condemns. The rebuild itself uses species and profiles matched to what is already there. New sections are milled to the original sight lines rather than approximated with stock trim, epoxy consolidant is used on sound-but-punky fibre instead of as a substitute for carpentry, and every cut face is primed on all six sides before assembly. Sash operation gets checked and corrected at the end, because a rebuilt window that binds in the frame will crack its new paint film within a year and start the cycle again. Soft Bottom Rail

The bottom rail of a lower sash sits directly beneath the glass, which means every drop of condensation running down the pane collects there. When the glazing putty shrinks and the paint film cracks, that water stops sitting on the surface and soaks into exposed end grain instead. Press a screwdriver into the rail and it sinks without resistance. That softness almost always extends further along the rail than the discoloured patch suggests.

We see this first on lower sashes facing south and west, where the paint film takes the heaviest ultraviolet load and fails earliest. By the time a rail feels spongy, the mortise and tenon joints at both corners are usually holding on by glue alone. Replacing the rail as a single milled component, rather than packing it with filler, is what keeps the sash square once it is refitted.

Blistering Paint Film

Paint that bubbles in raised pockets rather than peeling in flat sheets is being pushed off from behind by moisture trying to escape the wood. Homeowners often sand and repaint the affected area, which seals the damp in and buys perhaps one season. The blister is a symptom of what the timber underneath is holding, not a finish problem, and the coating is doing exactly what it was designed to do.

Scrape one of those blisters back and the wood beneath is usually dark, damp and slightly fibrous. At that stage the decay is early and the repair is small. Left through another winter, the same spot becomes a soft patch you can push a thumb into. The blistering pattern is the single most useful early warning a window gives, and it is the one most frequently painted over.

Crumbling Sill Ends

Sill horns – the projecting ends of the sill beyond the frame – are the most exposed timber on the entire assembly. They collect standing water, they sit in shade for much of the day, and their end grain is cut square to the weather. When they start rounding off at the corners or shedding fibre when brushed, decay has been working through them for at least a season.

Because the horn is structurally separate from the sill's bearing surface, this damage is often repairable without disturbing the frame at all. We cut back to sound material, splice in a new horn milled to the same profile and slope, and re-establish the drip edge underneath. Getting that drip edge right matters more than the timber choice – without it, water tracks back along the underside and rots the new work.

Failed Glazing Putty

Glazing putty holds the pane and seals the joint between glass and sash. It has a service life, and once it dries, shrinks and falls out in sections, rainwater runs straight into the rebate and sits against the wood. Missing putty is easy to see from outside and almost invisible from within, which is why it is usually noticed long after the damage has started.

The rebate is a trap: narrow, shaded and slow to dry. Rot that begins there works outward into the rail and inward toward the glass line. We remove the remaining putty completely, treat and prime the bare rebate, then re-glaze with the pane properly bedded and back-puttied. Half-measures here fail quickly, because new putty applied over damp or unprimed timber will not bond.

Separating Corner Joints

When a sash corner opens into a visible gap, the joint has usually failed because water sat in it for years, not because the window was slammed. Mortise and tenon joinery relies on tight wood-to-wood contact under load; once decay softens the tenon or the cheeks surrounding it, the joint loses its grip entirely and the sash begins to rack out of square inside the opening.

A racked sash then binds, which cracks the paint film in new places and starts the process over somewhere else. This is the point at which repair scope has to be decided honestly – sometimes the tenon can be cut back and a new one let in, sometimes the stile has to be replaced. Related frame and sash hardware issues frequently surface at the same time, since a racked sash strains its balances.

Dark Interior Staining

Rot is not always an exterior problem. Persistent condensation on single-pane glass or a failed insulated unit runs down the interior face and collects on the inside of the sill, where it soaks in beneath the paint. The tell-tale sign is a dark tide line along the interior sill, sometimes with a musty smell in the room when the window is closed on a damp day.

Interior decay tends to be slower but harder to spot, because nobody probes the inside of their own sills. It also points to a different underlying cause than exterior rot: a humidity and ventilation problem, or a seal failure in the glazing unit. Fixing the wood without addressing why the water was there produces a repair that looks correct and fails again within a couple of heating seasons.
THE FACTORS

Paint Age, Roof Overhang and the Homes That Rot First

Two properties on the same street can be twenty years apart in how fast their windows decay, and the difference is rarely the timber. Roof overhang is the first variable: a deep eave shelters the head and upper sash from most driven rain, while a flush or clipped eave leaves the entire opening exposed. Orientation is the second – south and west elevations lose their paint film years before north-facing ones because of ultraviolet load, and those are the elevations where we do most of our cutting. The third is simply how long ago the exterior was last painted properly, back to bare wood rather than over an existing failing coat.

Housing era ties those variables together. Pre-1940 frame houses were built with generous overhangs but single-glazed sashes and putty glazing that needs renewal roughly every fifteen to twenty years, which almost never happens on schedule. Post-war ranches and Cape Cods traded overhang for economy, putting sills closer to the weather with thinner stock. That is why decayed sills turn up so consistently in the mid-century neighbourhoods around Parma while the older village housing in Olmsted Falls tends toward sash-level rot instead – same climate, different failure point.

Where the Money Goes on a Rot Repair Estimate

Rot repair is priced by labour, not materials, and that surprises most people who call us. Our own published breakdown in the sash restoration cost guide puts a full-service treatment in the range of $1,000 to $1,200 per window and attributes roughly 92 percent of that figure to skilled labour, with only about 8 percent going to putty, glass, filler and timber. Spot repairs sit far below that. What moves a job from one end of the scale to the other is how many separate components have to come apart, and whether the frame stays in the opening.

Three things drive the number up in practice: decay that has reached a structural joint rather than a face, lead-safe handling requirements on pre-1978 paint, and access – a second-storey sash that needs staging costs more than an identical one at ground level. We quote after probing, not from a photograph, because a sill that reads as minor from the driveway can turn out to need the jamb feet addressed as well. We begin by taking moisture readings at several points across the sill, rails and stiles, then probing with a blunt awl to find where sound wood ends. Readings above the decay threshold in an area that still feels firm tell us the problem is active and spreading, which changes the scope. This takes fifteen or twenty minutes per window and it is the step that prevents surprises later.

Mapping comes next. Removing Decayed Material

All soft and punky material comes out. We cut back to clean, sound timber with hand tools and a multi-tool rather than aggressive power removal, because the goal is to preserve every millimetre of original wood that still has strength in it. Cut lines are made square and to a consistent depth so the replacement piece seats properly instead of being packed out with filler.

Debris and dust are collected as we go. Consolidation and Timber Splicing

Wood that is weakened but still structurally continuous gets treated with a penetrating consolidant that soaks into the fibre and re-establishes its strength. This is used where it belongs – on a punky face or a shallow area – and not as a shortcut for material that needs replacing. Once cured, that surface will take fasteners and hold a finish the way sound wood does.

Where a section has genuinely failed, new timber goes in. We mill replacement rails, stiles, sill sections and horns to match the original profile and grain direction, then let them in as dutchman repairs or full component swaps depending on the extent. Every face of the new piece is primed before assembly, including the hidden ones, which is the detail that determines whether the repair lasts five years or twenty.

Reglazing, Priming and Sealing

With the carpentry complete, the glazing rebate is cleaned back to bare timber, primed and re-puttied, with the pane properly bedded and back-puttied rather than simply faced off. This is what stops the same rebate collecting water a second time. Where an insulated unit has failed and contributed to the decay, it gets replaced at this stage instead of being reinstalled into new wood.

Exterior sealing follows a specific order: prime bare wood, seal the joints that should be sealed, and deliberately leave open the ones that need to drain. Sealing a sill's underside drip path is one of the most common mistakes we correct on work done by others, because it traps water inside the assembly. Refitting and Operation Check

The sash goes back into the frame and gets tested through its full travel. A repaired window that binds will crack its finish within a season, so we adjust the fit, check the balances or cords, and confirm the sash sits square and closes onto its weatherstrip evenly. Locks are checked to make sure they draw the sash tight rather than pulling it out of alignment.

Peachtree units are no longer manufactured, which makes repair the practical route when rot appears. When Rot Has Already Left the Window

A decayed sill is often the visible end of a much longer water path. Water that gets past a failed sill nosing does not stop at the window – it runs down the interior face of the sheathing and collects on the framing below the opening, where it does damage that no window repair will reach. The signs are subtle from outside: a soft spot in the siding under the sill, a bulge in the interior drywall below the apron, or paint that will not hold on the trim no matter how often it is redone. Any one of those alone means little; two together usually mean the water has already gone past the window.

We probe below the opening as a matter of routine before quoting. If the wall framing is involved, that is a carpentry job that needs to happen before or alongside the window work, and we say so rather than fitting new timber into a wet cavity.

Epoxy Consolidant Versus New Timber

There is a persistent belief that rotted wood can simply be filled, and a partial truth underneath it. Penetrating epoxy consolidants genuinely work – they soak into weakened fibre, cure, and restore much of its original strength. Used on a punky face, a shallow depression or a section that is soft but structurally continuous, consolidant plus filler produces a repair that holds paint and lasts.

What it cannot do is replace material that has lost its structural continuity. A bottom rail that has decayed through its depth, or a tenon that has softened inside its mortise, is carrying load that filler will not carry. Packing those areas produces a repair that looks convincing for a season and then telegraphs cracks as the sash flexes.

Several Northeast Ohio communities have local historic districts where exterior alterations, including window replacement, require review before work begins. Repair of existing windows is generally the path of least resistance in those districts precisely because it retains original material, which is what review boards are set up to protect. Which Window Styles Rot First, and Why

Not every window in a house decays at the same rate, and the pattern is consistent enough to predict. What determines it is a combination of how much water lands on a given component, how long that component stays wet afterwards, and whether the design gives the water anywhere to go. Horizontal surfaces exposed to sky are the worst offenders, which is why sills and bottom rails dominate every rot call we take. Operable units add a second variable: the gap that lets a sash move is also a gap that lets water in, and the more travel a unit has, the more opportunity that gap gets. Double-Hung Sashes

The lower sash bottom rail and the sill beneath it account for the majority of the decay we repair. Both are horizontal, both catch condensation running off the glass, and both sit at the end of the water's path with nowhere further to drain.

Casement and Awning Units

These fail at the hinge stile and along the bottom edge where the sash meets the frame. Because they swing outward, the sealing surface is exposed whenever the window is open, and hardware corrosion often appears alongside the timber damage.

On the right damage, yes – penetrating consolidant restores strength to weakened fibre and holds paint well for many years.
