Window Repair or Replacement: How We Decide

Most window companies in Northeast Ohio quote replacements, because replacements are where the money is. We built the business the other way round. A homeowner in Bay Village called us about a 60-year-old original that another firm would not even quote on, and we made a new sash on the driveway that afternoon. That is a normal week for us, not a story we keep for the website.

The reason it works is that window failure is almost always local. A blown seal is one pane, not one house. Rot at a sill corner is four inches of timber, not a whole frame. When you replace the entire unit you are paying to throw away the eighty per cent that was still doing its job, and on older Northeast Ohio homes you are also throwing away joinery that nobody manufactures any more.

That does not mean repair is always right, and we will tell you when it is not. Once rot reaches the mortise and tenon at a sash corner, epoxy is a delaying tactic rather than a fix. Once a frame has racked far enough that the sash no longer meets the stop along its full length, adjustment stops helping. In those cases we quote the replacement and explain why.

Cracked, Fogged or Rotting Window Repair in Cleveland and Akron

Most calls we take fall into one of a few categories: something broke and needs fixing this week, something has been getting worse for a couple of winters, or an inspection came back before a sale with a list on it. The services below are grouped by problem type so you can find the right one.

 

Glass problems and timber problems are different jobs with different crews and different lead times. Broken or cracked glass is usually same-week and sometimes same-day. Fogged units depend on fabrication, and anything custom-shaped or tempered adds time. Wood repair is measured in hours on site rather than days, but it needs dry weather and it needs the right person.

Commercial work runs on its own track. Storefronts, entrance doors and code-compliant glazing are scheduled around your trading hours, not ours, and we carry the sizes that keep a business open while the permanent unit is fabricated. Emergency Window Repair

A broken pane is a security problem before it is a glazing problem. Storm damage, break-ins, falling ice and stray baseballs all leave the same result: an opening in the building that cannot sit overnight, especially in winter.

We secure or board the opening on the first visit, then fit the permanent glass once it has been fabricated. If the sash can travel, bring it to our Oakwood Village workshop and it is usually ready in about two hours.

Window Glass Replacement

Cracked, chipped or shattered glass in a window that is otherwise sound. This is the service for damage to the pane itself, whether the unit is single-glazed, double-glazed, tempered, obscure, leaded or cut to an unusual shape.

We measure the opening, fabricate to size and set the new glass into your existing sash. Grids, bevels and obscure patterns are matched to the windows either side so the repair does not stand out. Most take under an hour to fit.

Foggy Window Repair

Haze, streaking or visible moisture trapped between two panes. Cleaning does nothing, because the moisture sits inside the sealed unit rather than on the surface. This is the symptom most homeowners in Northeast Ohio call us about.

We check whether the seal alone has failed or whether the sash has taken on water as well, then quote the repair that matches. In most cases the fix is a new sealed unit rather than a new window.

Insulated Glass Replacement

The fix behind most fogged windows. A new sealed double-pane unit is built to the exact dimensions of your existing sash and fitted into the frame you already have, which is why it costs a fraction of a full replacement.

Your trim, siding and interior finish are not disturbed. Low-E coatings and argon-filled units are available where energy performance matters, and we can match the spec of the units already in the house so the elevation stays consistent.

Wood Window Repair

Sticking sashes, snapped cords, painted-shut openings and weathered timber on original wood windows. Common across the pre-war housing in Cleveland Heights, Lakewood and Shaker Heights, where the joinery is old-growth timber that no modern replacement reproduces.

We restore rather than replicate. Cords and balances renewed, sashes eased back into their runs, glazing compound replaced and soft timber consolidated. The window opens and closes properly again and still looks like it belongs to the house.

Window Sill, Sash & Frame Repair

Component-level repair for when the glass is fine but the structure around it is not. Deteriorated sills, sashes that have dropped out of square, and frames that have moved far enough that the window no longer closes cleanly against its stop.

We cut back to sound material, rebuild in matching timber, or use PVC on the exposed elevations where it will last longer. The sash is then re-hung so it seats evenly and the lock engages properly along its full length.

Rotten Window Repair

Soft, dark or crumbling timber, usually at the bottom rail and along the sill nose where water sits longest after rain. Rot spreads, so calling in autumn rather than waiting until spring is often the difference between a patch and a replacement.

We remove the affected timber back to sound wood, rebuild the section on site, then prime and seal it the same day. Where rot has reached a sash corner joint we will say so, because epoxy there only delays the problem.

House Window Repair

The general residential service, for houses with a mixed list rather than one obvious fault. A window that will not stay open, one that fogged over last winter, a broken latch, a sill that has started to soften on the south side.

We survey the whole house in one visit and price each item separately, so you can see what needs doing now and what can wait. Most homeowners find the list comes back shorter than they expected.

Home Window Replacement

Full unit replacement, fitted where repair no longer holds up. Structural frame failure, timber too far gone to restore, or an opening being altered as part of wider building work. This is the last option we reach for, not the first.

We measure to the opening, order to specification and install with our own crew rather than subcontracting the fit. There is no separate sales visit and no pressure to replace windows elsewhere in the house that are still working.

Window Retractable Screens

Screens that roll into a slim cassette when you are not using them and sit flush against your existing frame. Useful on doors and large openings, where a fixed screen either gets in the way or blocks the view for most of the year.

We measure, supply and fit. Existing screens can also be re-meshed or re-framed rather than replaced, and we make new frames to size in the workshop, including pet-resistant mesh where a dog or cat has already been through one.

Window Capping

Exterior wood trim inspected, any rot cut out and repaired, then wrapped in custom-bent aluminium. This ends the scrape, prime and repaint cycle on the exposed elevations, which in Northeast Ohio comes round every few years.

We bend the capping on site to follow your existing profiles rather than fitting stock sections, so the finished detail keeps the original trim line. Capping over rot only hides it, so anything soft is repaired before the aluminium goes on.

Custom Cut Mirrors

Mirrors measured to your wall and cut to any shape: bathroom vanities, closet doors, full-length panels, alcoves that no standard size will ever fit. Edges polished, bevelled or left flat depending on how the piece is being fixed and where it sits.

We template on site where the opening is irregular, then fabricate and install. Antique, framed and backlit finishes are available, and we cut safety-backed mirror where the installation calls for it, such as closet doors and stair walls.

Commercial Glass Repair & Replacement

Cracked, failed or non-compliant glazing in shops, offices, restaurants and industrial units. Tempered and laminated glass where code requires it, and temporary secure glazing so you can keep trading while the permanent unit is being fabricated.

We schedule around your opening hours rather than ours, and most commercial glass work is finished before the first customer arrives. We have handled everything from a single cracked pane to a storefront a deer came through at a dealership in North Randall.

Commercial Storefront Glass & Entrance Installation

Aluminium storefront systems, glass entrance doors, frameless panels and the hardware that goes with them: closers, pivots, locks, thresholds and the pull handles that take the most wear. New installations as well as repairs to existing frontages.

We work on both the glass and the mechanism, which matters when a door has stopped closing properly and it is not obvious whether the fault is the panel, the frame or the closer above it. Diagnosis comes before the quote.

Aluminum Extrusion

Storefront, curtain wall, door and thermal break profiles supplied in stock lengths, along with refinishing for aluminum already installed. This is the trade side of what we do, used mainly by contractors, architects and commercial property owners rather than homeowners.

Finishes range from clear and dark bronze anodized through powder coating, electrophoresis and brushed metal. We match existing colors on repair work, so a replaced section does not stand out against the rest of the elevation.

Why Window Seals Fail in Cleveland Winters

Homeowners assume it is the depth of an Ohio winter that kills window seals. It is not. Sustained cold is comparatively kind to glazing. The damage comes from the crossings: every time the temperature passes through freezing, moisture in the joint expands, then contracts, and the sealant flexes a little further than it was designed to. Between November and April, Northeast Ohio does that dozens of times a season.

That is why fogged units tend to appear in clusters rather than one at a time. The windows on a given elevation were installed in the same week, glazed with the same sealant, and have been through the same number of cycles since. Most window companies are field-only operations. Everything happens at your house, which means anything needing a bench, a saw or a controlled environment turns into a second visit, a third visit, or a quote to replace the whole unit because the repair is inconvenient.

The First Conversation

Call 440-496-7415 or send us photographs and describe what the window is doing. Not what you think is wrong with it, just the symptom: it won't stay up, there's haze between the panes, the bottom rail feels soft, there's a crack running from the corner. We handle this kind of triage every day and can usually identify the service you need before anyone comes out.

The conversation also tells us how quickly to move. A broken pane on a ground floor is a different call from a fogged unit upstairs that's been that way since last winter. We schedule accordingly, and if something can safely wait until spring we'll say so rather than finding a reason to come out this week.

Where photographs give us enough to work with, we can provide a virtual estimate the same day, which is useful if you want a number before deciding whether to take things further. Where the job needs measuring, an estimator comes to the property at a time that suits you. There's no charge for the visit and nothing you're committed to afterwards.

The estimator's job is diagnosis rather than sales. They'll tell you which windows need attention now, which are fine as they are, and where repair genuinely isn't the right answer. Our Window Repair Process

Measuring and Fabrication

Once the work is approved, we measure properly. Glass is cut to the actual opening rather than to a nominal size, and grids, obscure patterns, bevels and tempering are matched to what's already in the house. The aim is that the repaired window isn't the one your eye goes to.

How long fabrication takes depends on what's being made. Standard clear double-pane units move quickly. Tempered, arched, oversized and decorative glass is made to order and takes longer. We'll tell you which category yours falls into at the estimate, not after you've committed to the work.

The Repair

Most jobs are completed in a single visit. Our technicians work in pairs, protect the interior before starting, and carry out the repair without disturbing your trim, siding or decoration wherever the method allows it. Glass replacement in an existing sash often takes under an hour per window.

Where timber work is involved, the crew sets up on site, cuts and fits, then primes and seals the same day. If a sash needs bench work it goes back to Oakwood Village and returns, rather than the whole job stalling while we wait for the right conditions.

Final Checks & Clean-Up

Before we leave, every repaired window is put through its full range of movement: opened, closed, locked, and checked that it seats evenly against the stop along its whole length. A window that closes but doesn't seal properly isn't a finished job, and it's the kind of thing that only shows up when someone actually tests it.

Then we clean up, which includes glass fragments outside as well as in. If something isn't right afterwards, get in touch and we'll come back. That has happened, we've put it right, and we'd far rather hear about it than have you live with it.

Window and Door Types We Repair From Sash to Storefront

Housing stock in this region is not uniform, and neither is the work. A weight-and-pulley double-hung in a 1920s Colonial and a 1990s vinyl casement fail in completely different ways, even when the symptom looks identical from the inside.

Wood double-hungs come to us with snapped cords, painted-shut sashes and rot at the bottom rail, which is wood window repair rather than glass work. Casements and awnings usually fail at the operator or the hinge before the glass does. Common Window Repair Questions

CAN A FOGGY WINDOW BE FIXED WITHOUT REPLACING THE WHOLE WINDOW?

Yes, in the large majority of cases. Fogging means the seal between the two panes has failed and moisture is trapped inside the sealed unit. The sash, frame and trim are usually untouched by this. We build a new insulated glass unit to your exact dimensions and fit it into the existing sash, so nothing structural is disturbed.

Here is the self-check: if you can see haze but the timber around the glass is still hard when you press it with a thumbnail, this is a glass job, not a window job. That is insulated glass replacement.

HOW LONG DOES WINDOW GLASS REPLACEMENT TAKE IN CLEVELAND?

Two separate timelines. Fabrication usually runs from a few days to about two weeks, depending on the glass: standard clear double-pane is quick, while tempered, arched, oversized or decorative units are made to order and take longer.

Installation itself is fast, often under an hour per window once the glass is on site. If you bring a sash to our Oakwood Village workshop, many repairs are finished in around two hours while you wait.

WHY WON'T MY WINDOW STAY OPEN?

On older wood windows it is almost always a snapped sash cord, where the counterweight in the frame pocket is no longer connected to the sash. On vinyl and aluminum units it is a worn balance or spiral.

Both are component replacements measured in minutes rather than hours. What makes it expensive is ignoring it, because a sash that has to be propped gets forced, and forcing racks the frame.

HOW DO I KNOW IF MY WINDOW SILL IS ROTTEN OR JUST WEATHERED?

Press the timber firmly with a screwdriver tip or a key, along the sill nose and at the bottom corners of the sash where water sits longest. Weathered wood is grey and rough but stays hard. Rotten wood gives, sometimes crumbling. Dark staining alone means very little on its own.

If it gives anywhere, book a look at it before the next freeze, because rot spreads fastest through winter cycling. That is rotten window repair rather than a replacement conversation.

HOW MUCH DOES WINDOW REPAIR COST IN OHIO?

There is no flat rate, because the same fault costs different amounts depending on whether the glass is standard, tempered or custom-shaped, and whether the timber around it needs work as well. What we can tell you is the shape of it: repairing a window is consistently a fraction of replacing it, and the gap widens the larger or more unusual the window.
